Few things are more frustrating than getting a roofing estimate, agreeing to the work, and then watching the final invoice come in significantly higher than expected. Surprise costs at the end of a roofing project are unfortunately common — but they’re also largely avoidable if you know how to get a proper estimate in the first place.
The most important thing you can do is insist on an itemized estimate. A single number with no breakdown gives you no way to understand what you’re paying for or to compare it meaningfully against other quotes. A good estimate should spell out labor costs, materials with specific product names and quantities, tear-off and disposal fees, permit costs, and any known potential extras.
Be upfront about your roof’s condition when you call for estimates. If you know there’s been a leak, if you’ve seen sagging in a certain area, or if you’re aware of prior repairs, share that information. A contractor who knows about existing issues can factor them into the estimate instead of discovering them mid-job and adding costs.
Ask about potential additional costs directly. What happens if the decking is rotted and needs to be replaced? What if there are multiple layers of old shingles to remove? A good contractor will tell you the conditions that could change the price and approximately what those changes would cost.
Get at least three estimates and compare them carefully. If one is significantly lower than the others, find out why — it usually means something has been omitted.
