You’ve done what you were supposed to do — you got three roofing estimates. And now you’re staring at three numbers that are nowhere near each other, wondering what on earth is going on. Wide variation in roofing quotes is actually very common, and understanding why it happens can help you make a much more informed decision.
Material quality is often the biggest driver of estimate variation. Not all shingles are created equal. A contractor using a builder-grade three-tab shingle is going to price the job very differently than one using premium architectural shingles from Owens Corning or GAF. The per-square cost of materials can vary significantly based on what’s being installed.
Scope differences account for a lot of variation too. Does each estimate include ice-and-water shield? Synthetic underlayment or standard felt? New drip edge? Flashing replacement? Some contractors include all of these items as standard; others use bare minimum specs to hit a lower price point. If you’re not comparing the same scope, you’re not really comparing estimates at all.
Overhead and business structure play a role as well. A large, established company with a full-time office and multiple crews has different operating costs than a one-truck operation. Neither is inherently better, but the cost structures are different.
Warranty terms affect pricing too. A contractor offering a lifetime labor warranty is pricing in the cost of standing behind their work long term. A contractor offering no labor warranty at all can charge less — but you take on the risk.
At GenSun Roofing, we provide detailed, line-by-line estimates with supporting pictures and explanations for every item. We even offer the option to see what your finished roof will look like before you commit, through our estimating process. Our goal is to make sure you understand exactly what you’re getting — so the comparison is clear and the decision is easy.
When estimates don’t match, the answer is usually in the details. Ask each contractor to explain every line.
