Can You Get a Roof Replaced for Free With Insurance?

It’s one of the most hopeful questions homeowners ask after a storm: can my roof actually be replaced without me paying out of pocket? In some situations, the answer is yes — or at least very close to it. Here’s how it works.

If your roof was damaged by a covered peril — wind, hail, a fallen tree, or another sudden event listed in your homeowner’s insurance policy — your insurer is responsible for restoring your roof to its pre-loss condition. The total covered cost minus your deductible is what the insurance company pays.

For homeowners with older insurance policies that offer replacement cost value (RCV) coverage, this can mean a check that covers the full cost of a new roof of like kind and quality. With RCV coverage, the insurance company doesn’t depreciate your payout based on the age of your old roof — they pay what it costs to replace it.

The deductible is the wildcard. If your policy carries a $1,000 deductible and the damage estimate is $14,000, your out-of-pocket cost is $1,000. That’s about as close to free as most homeowners will experience. However, some policies carry percentage-based deductibles — for example, 2% of your home’s insured value — which on a $400,000 home would mean an $8,000 deductible. In that case, your out-of-pocket exposure is significantly higher.

Policies that offer actual cash value (ACV) coverage instead of RCV will depreciate your payout based on the age and condition of your existing roof, which can result in a much lower insurance check.

A word of caution: be wary of contractors who offer to “waive your deductible” in exchange for the job. In most states, this practice is illegal and is considered insurance fraud.
