How to Spot Red Flags When Getting Roofing Estimates

Not every contractor who shows up at your door with a clipboard has your best interests in mind. The roofing industry, unfortunately, has its share of bad actors — and learning to spot the warning signs before you sign anything can protect you from a costly mistake.

One of the biggest red flags is high-pressure tactics. If a contractor tells you the deal expires today, that you need to sign right now, or that they just happen to have leftover materials from a job down the street, be very cautious. Legitimate roofing companies don’t need to pressure you. A good contractor wants you to feel confident, not rushed.

Another warning sign is a request for a large upfront cash payment. While a reasonable deposit is normal, any contractor demanding full payment — or a large portion of it — before work begins is a risk. If they disappear with your money, you have very little recourse.

Watch out for vague or verbal-only estimates. If a contractor won’t put their pricing in writing with a clear breakdown of materials, labor, and other costs, you have no way of knowing what you’re actually getting. A professional estimate should be detailed, itemized, and signed.

Inability or unwillingness to show proof of licensing and insurance is a serious problem. An unlicensed contractor isn’t accountable to any regulatory body, and if someone gets hurt on your property without workers’ comp coverage, you could be liable.

Finally, be wary of contractors who show up unsolicited right after a storm. “Storm chasers” move from town to town looking for quick jobs, often doing poor work and moving on before problems emerge.
